Know what you can afford

Before you start touring homes, it helps to know your number. Pre-approval tells you how much home loan you qualify for, but affordability is more than that figure. Taxes, insurance, utilities and maintenance all factor into what's comfortable for your budget, not just what you can technically borrow.

Your Real Estate Loan Consultant will walk through your full financial picture with you and help you land on a price range that fits your life.

Choosing the right financing

A 30-year fixed-rate home loan is the most common choice, but it isn't right for everyone. HCU also offers other fixed-rate terms, adjustable-rate loans, bridge loans and new construction loans. Your Real Estate Loan Consultant can help you compare options and find the right fit for your situation.

Down payment assistance

You may qualify for grant assistance

Income-eligible first-time buyers may qualify for up to $15,000 toward a down payment or closing costs. Our HOPE Grant offers up to $5,000 and isn't limited to first-time buyers. Subsidies are limited each year, so it pays to ask early.
